This hand-built home has a kitchen with gas stove, lofted queen bedroom with views to the treetops, and a sitting room with Jotul wood stove and magnificent sunrise/sunset views. 1000 gallon rainwater catchment with solar electric pump system provides fresh water and a new 400 watt solar power system with battery bank (2020 install) provides sustainable off-grid power for LED lights and a small refrigerator. Gompa Sol

Perched on a south-facing ridge with spectacular views, this 890 sq ft 2-story cabin needs to be remodeled extensively or rebuilt to be comfortable. The site is gently sloped and lends itself to a cabin design that is nestled into the hillside on the north, and glazed to the south - a perfect set up for a passively heated and cooled structure. Gompa Sol is ideal for an off-grid array and rainwater catchment system. Manzanita, oak and madrone trees make up the nearby forest. With some investment and resourcefulness, you can readily bring this cabin to your standard of living. Rent TBD. Rent-to-own terms TBD. Sale price APPROX $75K

Maple Grove

As its name indicates, Maple Grove sits on a hillside of old growth maples between the valley meadow and road. Its central location to the Mother Garden and community kitchen makes it a key spot for socialization. The main floor is an open floor plan containing the kitchen, living area, clawfoot bath, wood stove and queen bed with deck overlooking the meadow path and seasonal Birch Creek. The lower level includes a single room and root cellar. New improvements to the cabin include Blue Belle (a beautiful accessory space for guests, meditation, etc…), roadside woodshed and metal roof. Qui Pousse

The extensive stonework foundation of Qui Pousse is cradled into the western hillside with views unlike any other spot on the property. It is need of extensive reconstruction. At one time, this site hosted massive gardens and it still boasts tiered landscaping with sage, rosemary and some skeletal fruit trees that would benefit greatly from some attention to fully reinvigorate this gem of a garden spot. Amenities include water (line needs reconstructing) and access to electricity via community grid connect solar array. With electricity, internet is also available to set up. Sale price APPROX $74K

Schoolhouse

This 2-story octagonal structure was originally built as a Montessori schoolhouse. The lower floor is an open plan with full kitchen, dining, living, decks and Jack & Jill bath (tub, shower, toilet.) The upper floor is divided into 3 spaces with individualized ventilation to promote air circulation (heating and cooling.) It is situated on the northernmost end of the property, with easy access to the Sterling Mine Ditch Trail and vast BLM lands. There is a large flat yard alongside the seasonal Birch Creek and the northernmost meadow. Amenities include water, wood stove, fully-wired (LED lights) for electric hookup (currently on generator), professional insulation, propane fridge and stove in full kitchen, full bathroom (tub and shower) with SunMar composting toilet. Sunhouse

The first cabin you’ll see up the ridge road is one of the larger cabins on the property, suitable for a small family. Sunhouse is a multi-level structure with a separate bedroom as well as a loft above the full kitchen. Dining area is off the kitchen, while the living room with large windowseat is sunken into the front of the home. Years ago, this cabin fit a family of four by curtaining off the windowseat as a private sleeping nook. Landscaped with tiered gardens and shaded oaks, this sunny spot with it’s newly rebuilt deck is a great spot for entertaining your community members. Mountain views abound, while still being close to community facilities. Amenities include water, wood stove, SunMar composting toilet in accessory structure, propane stove in full kitchen and electricity via community grid connect solar array. With minimal construction, a private tub/shower room is feasible. With electricity, internet is also available to set up. Rent $1,000/month. Rent-to-own terms 90% rent towards purchase price. Sale price APPROX $120K.

The Farmhouse

The Farmhouse is the original dwelling on this property, with much history. Best suited for a family, it has a large living space, full kitchen with large refrigerator (2018), cast iron propane stove and 10gallon dedicated electric hot water heater (2019), carpeted bedroom with electric heat, 2 smaller office/craft/bedrooms, large office/walk-through bedroom, dining room, mud room, private flushing toilet, pantry with laundry and a full bath house with shower, double sinks, wood-fire sauna and wood soaking tub within earshot of the river. It is heated with a Blaze King woodstove (2018) and radiant floor heat in the bath house. It is on the grid with access to wifi and landline. All this said, the most amazing part of the Farmhouse is the sprawling lawn (great for outdoor festivities) leading to two levels of ponds, with a tiered garden that follows Birch Creek down a waterfall and past an island and firepit on its way to the Little Applegate River, located just though the trees and accessed by a magical pathway through magnificent mossy trees, horsetail and, of course, trilliums. Amenities include water, wood stove, full bath-house, sauna and flushing toilet, laundry room and pantry, internet and grid electric. Rent $1,000/month. Rent-to-own terms 90% rent towards purchase price. Sale price APPROX $200K

Lohoko

Lohoko neighbors Sunhouse, and historically has been the site of a greenhouse used to start the seedlings to be planted in the Mother Garden. It is an impressive multi-level structure, best suited for families due to its size. However, Lohoko is in dire need of a talented builder, or someone with the funds to hire a talented builder, to bring it back to a habitable state. At this time there are other cabins available to live in on the property during the construction phase. Shaded by large oaks and landscaped with tiered gardens and a firepit, this sunny spot boasts some of the best mountain views, while still being close to community facilities. Amenities include water and access to electricity via community grid connect solar array. With electricity, internet is also available to set up. Sale price APPROX $111K
